Finding Your New Home

Although we work very closely with local real estate professionals in all our communities, you do not need an outside agent to buy a Normandy home. While Realtors are generally beneficial to have in the home buying process, Normandy Homes offers a variety of resources to help guide potential homebuyers through the process without the assistance of an agent. Our knowledgeable and professional Community Sales Managers can walk you through the entire process and answer any questions you may have.

Virtual tours (a.k.a. video tours) and photography are generally available for our model homes and select home plans. Feel free to explore each floor plan on our website. Please note, virtual tours are typically for illustration purposes only and do not guaranty exact features of the home you may be buying. There is no substitution for an in-person tour to fully appreciate each home’s unique characteristics, as well as the adjacent and surrounding features, current views and amenities of the community.  

You can schedule a private appointment with a community sales manager to ask questions and learn more about a specific community or new homes for sale. To schedule an appointment, simply click the “Book Now” button on the desired community page of our website. Times do fill up quickly. If you do not see a time that works for you, please feel free to call us or stop by the community at a time that is convenient for you. 

We will periodically offer self-guided tours on completed quick move-in homes through NterNow™. A home that is available to tour will have an orange NterNow sign on the lot and may be identified on the website. Scan the QR code on the sign or click here to download the app from the App Store and provide your information. You will be given clearance and a code to enter the property. If you have any questions, please contact the local community sales office.  

Stay up to date by finding your preferred communities on our website, then enter your information in the Request Info form located on the left side of the community page. Once signed up, you will receive important notifications for community updates, pricing, floor plans, and upcoming releases. You may opt out or change your communication preferences at any time. 

Yes, if you choose to build your Community Sales Manager will show you the available lots and what plans can be built on them.

Build times vary by community and could take anywhere from 6-8 months or longer, but it depends on the area, community, stage of construction at time of purchase and options selected. If you are looking to move into your home sooner, we may offer quick move-in homes in your desired community. You can search for available quick move-in homes here.

A future phase home is on a lot that has not yet been released for sale. Continue to check our website for updates and sign up for the community’s VIP Interest List. You can also reach out to the community sales manager and let them know you would be interested in one of these lots.  We will notify you about community updates, pricing, floor plans, and upcoming releases.

A model home is a completed home decorated and furnished by our designers as a representation of the homes offered in the community. Our model homes also typically serve as our community sales office. Quick move-in homes are offered for sale on a specific lot with fixtures and features that are pre-selected. These homes are not decorated and furnished. If you need to move with short notice, a quick move-in home is a great choice.

Our purchase agreement contracts include an addendum which stipulates that the buyer agrees to be the home’s primary resident. For more information about investor opportunities, please consult with a community sales manager.

Normandy Homes does not build on private lots. We only build in our planned communities.

Building Your New Home

There are eight key stages of construction.

Stage 1 – Foundation

This is when the forms and in-ground mechanicals are laid, and the slab of your home is set.

Stage 2 – Framing

This exciting stage where the house starts to take shape. You see the walls go up and the roof and windows installed. We also wrap each Normandy home in Zip System® to protect it from the elements. 

Stage 3 – Mechanical

At this stage, the critical items behind the walls in installed like the plumbing, electrical and HVAC. After this phase is complete, you will meet with the Community Construction Manager at your new home after the framing and installation of rough mechanicals are installed to review the location of standard and upgraded items.

Stage 4 – Drywall

Once the mechanicals are in your home, we install drywall and then tape and texture the walls.  We will also continue working on the outside of your home — you will see brick and siding soon.

Stage 5 – Cabinets and Trim

Time to add doors, trim, as well as cabinets and countertops. It’s really starting to look like a home!

Stage 6 – Paint

Next comes paint for the interior and exterior of your new home. Once this is complete, your plumbing fixtures and lighting fixtures will be installed.

Stage 7 – Flooring

With your home nearly complete, we install flooring in your entire home.

Stage 8 – Final completion

We conduct quality inspections and work to resolve any outstanding items. We walk through your new home and conduct a Homeowner Orientation to demonstrate all features and answer your questions.

Our plans offer a variety of structural and exterior elevation options to choose from to personalize your home. If you choose to build, your community sales manager will assist with your selections.

Actually, the perception that you get better prices at a home improvement store is false. There are many factors to consider when selecting finishes and fixtures for your new home. Unlike with traditional retail stores, the price you pay at the Design Studio includes:

  • Delivery/installation in time for move in
  • Warranty on every installed item
  • Cost rolled into your home mortgage
  • Sales tax-free purchase of items
  • Expert design advice/consultation

We offer a wide variety of stylish fixtures, materials and finishes to suit any style. Once the home closes, you are free to install any personal fixtures or materials, however, these items will not be covered under our warranty.

Design selections are made very early in the construction process, and it is usually not possible to alter those items. Consult with your Community Sales Manager for specific details on the home you are selecting.

We understand that watching your home being built is exciting and we encourage you to visit the home periodically. However, please remember that homes under construction can be hazardous, and the safety of our customers is top priority. We recommend you coordinate visits to the home with your construction manager so that they can answer any questions you might have.

During the building process, buyers should refrain from making large purchases or acquiring any additional credit lines without consulting your lender first. Minor purchases on credit or even one late payment can affect your credit score, which may affect your home loan.

Buying Your New Home

We partner with our affiliated lender, BHome Mortgage, to help you with the purchase of your new home. Your assigned mortgage loan officer will help you find the right mortgage to match your unique financial needs. Apply online or reach out to your assigned loan officer to discuss lending options. You do not need to finance with BHome Mortgage to purchase a home, but you must use both our suggested closing agent and affiliated lender for eligibility to certain incentives or other benefits.

Prices listed on our floorplans on our website are base-level prices. Your community sales manager can discuss the additional cost of options, upgrades and lot premiums for to-be-built homes and select inventory homes, which vary based upon lot and community. Advertised available quick move-in home prices generally include any lot premium, installed options and upgrades. Closing costs are not included in any of our list pricing. All prices remain subject to change prior to purchase.

The purchase agreement will reflect the total purchase price that combines the lot and the home. Normandy does not currently offer custom lots or build-on-your own lot opportunities.

Certainly, you can choose any lender for the financing of your new home. However, Normandy requires financed buyers to complete a pre-application with BHome prior to entering into your purchase agreement. The initial assessment gives peace of mind and confidence to both parties before taking a home off the market. Your pre-application is completed through a secure consumer portal and only a “soft” credit score is generated causing no inquiry on your credit report.  

If you plan to buy with cash, you do not need to pre-qualify, but you must show proof of funds to the community sales manager via asset statements. It is best to speak with the community sales manager in the community you are interested in to better understand these stipulations. Working with our affiliated lender, BHome Mortgage you will enjoy the benefits of one-stop shopping and the assurance your financing will be ready when your home is. Lastly, buyers who finance with BHome Mortgage will qualify for varying incentives and credits towards closing costs, potentially saving you thousands of dollars at closing! BHome Mortgage offers a wide selection of loan options, including Adjustable-Rate Mortgages (“ARM”). It is best to speak directly with a BHome loan consultant to better understand all the programs available.

The use of equity from your existing home towards the purchase of your Normandy home is allowed. It is best to speak with a BHome loan consultant to better understand the best way to apply these funds to the transaction.

The pricing of Normandy homes is independent of the current rate market. It is best to speak with one of our Community Sales Managers in your specific area to better understand the market pricing.

There are many rate-lock terms available. We suggest speaking directly with one of our a BHome loan originator to better understand what is available to you.

Our affiliated lender BHome Mortgage, LLC offers most loan products including Conventional, FHA, VA, USDA, Jumbo Fixed Rate and ARM. Your loan originator can assist you with making the best decision for your specific scenario. 

If the down payment is less than 20%, mortgage insurance is typically required. There are a variety of options for PMI whether the premium is paid monthly or upfront. There are sometimes options to apply for a first and second lien combination loan to avoid PMI. We recommend contacting your loan originator for more details

The closing date will be determined by Normandy as construction nears completion. Our affiliated lender will work with you and Normandy to align your lock term with your estimated closing date. 

We may allow a contingency of a home sale on your current home in order to qualify to purchase a new Normandy home. This may vary by community and is subject to change without notice. We suggest reaching out to your loan originator to discuss qualifications without the sale of your home. Your financing can easily be adjusted once you have sold and closed on your existing home, prior to closing on your new Normandy home. We also suggest reaching out to a Community Sales Manager in your community of interest for more details.

Debt to income ratio (DTI) guidelines vary by loan product and are driven by the overall loan profile and tolerances of automated underwriting. The ideal debt ratio for housing and other expenses is 36% but can go as high as 50%. FHA and VA tolerances tend to have more flexibility. 

Your Community Sales Manager will be able to review the purchase agreement with you and discuss the terms for a refund of earnest money.

The earnest money deposit varies by community. We recommend speaking to a Community Sales Manager for the earnest money deposit required for the specific community of interest. 

BHome Mortgage will generate a “soft credit inquiry” which includes only two credit scores and will not show as an inquiry on your credit report. Once you sign a purchase agreement and complete a formal loan application, a full credit report will be pulled. 

Unfortunately, we cannot control the interest rate market, but the good news is that interest rates are still historically low. However, we certainly have seen a significant increase since the start of 2022. BHome Mortgage offers extended rate lock programs for customers who prefer not to have a concern over potential rising interest rates during their home construction. Keep in mind you have the benefit of locking in your home price when you purchase, and it will be important you discuss what payment changes (up or down) you would expect should the interest rate increase or decrease during construction.

Warranty

Normandy provides a 2-10 Limited Warranty as an expression of our confidence in the quality of your new home. In general, this Limited Warranty provides a 1-year warranty on workmanship, a 2-year warranty on certain distribution systems, and a limited 10-year warranty on structural elements.

If anything covered by the warranty should go wrong with your home during the warranty period, we will repair it quickly – and with a smile. Our goal is your satisfaction, and there’s nothing we take more seriously.

To file a warranty claim, please submit a warranty request on our website. Someone from our customer service team will be in touch with you as quickly as possible. If it is an emergency, please call the appropriate emergency contact listed on the sheet provided to you at move-in or call a different emergency contact as needed. Please note that appliances are warranted by the manufacturer, not by Normandy Homes. Sure. First, go to the manufacturer’s website where you can find valuable information about your appliances. Usually, you can order another copy from the website, or call the manufacturer directly.

Only work that was installed by Normandy is warranted under the Limited Warranty. For anything installed after your home was built, check with the manufacturer or installer for warranty information.
